Maintenance Technician / Handyman
5 days a week – 9:00am-5:00pm
£25,000 + 10% bonus
My client is an established and fast growing Managing Agent that offer a number of services including the management of PRS (Private Rented Sector) sites. They are looking for Maintenance Technician / Handyman that will be responsible for performing basic repair and maintenance tasks throughout the day which may include but are not limited to decorating, basic electrical work, basic plumbing and general facility repairs. Responsible for the aesthetic upkeep of the developments as well as the maintenance of landscaped areas around the development. The successful applicant will be responsible for managing defects, repairs, general upkeep and day to day health and safety and communal contracts.
The ideal applicant will have or be able to; – work to deadlines and prioritise multiple tasks simultaneously, Good knowledge of basic household repairs, proven experience as a handyman or similar role, a dynamic approach, problem solving, well organised and ability to work well under pressure.
Key responsibilities will include:
·To carry out general maintenance tasks as instructed in both communal areas and apartments.
·To ensure statutory compliance within the developments is maintained
·Day to day management of the amenity and communal spaces.
·To undertake general maintenance works as required within the communal areas and the apartments.
·Maintaining the appearance of the premises through minor redecoration works which may include walls, ceilings and woodwork.
·Minor maintenance within apartments and common parts.
·Replacing non-emergency light bulbs (communal areas and for tenancy re-lets).
·Replacement of smoke detector batteries.
·Fixing doors, locks and any minor fixtures and fittings.
·Landscaping and ground maintenance as required including snow removal and gritting.
·Daily organisation/supervising of cleaning of car park, exterior paved areas and communal amenities.
·Supervision of weekly cleaning to common parts, including carpets, internal and external windows, woodwork, hard and soft landscaped areas.
·Low level window cleaning to communal blocks where required.
·PAT Testing of appliances.
·Testing of emergency lighting systems.
·Fire Alarm system checks & automatic door system checks.
·All routine maintenance as identified by the Resident Services Manager (RSM) and the wider portfolio and asset management team.
·Logging of all reactive and cyclical works.
·Provide input into the tendering of communal services ensuring value for money is obtained for all contracts.
·Assist in the management of the wider operating budgets for the developments as set by the Asset Management team.
Key skills & attributes:
·Good knowledge of basic household repairs
·Ability to work to deadlines & prioritise multiple tasks simultaneously
·Proven experience as a handyman or similar role
·Excellent communication skills displaying sensitivities to and understanding of residents’ need.
·Excellent interpersonal skills.
·Well-groomed and of smart appearance.
·Must be pro-active and able to use initiative to enhance the development reputation and make the community the best available.
·Flexibility and adaptability.
·Knowledge of managing budgets or a given budget is desirable.
·Excellent customer relations skills, a sense of humour and plenty of energy and enthusiasm.
·Dynamic approach, problem solving, well organized and ability to work well under pressure.
